How YouTube Became My Number One Lead Source

I used to cold call. I used to buy leads. I used to do all the things that real estate coaches tell you to do to "hustle" your way to success. And you know what? It worked, kind of. I got clients. I closed deals. But I was exhausted, frustrated, and spending most of my time chasing people who did not want to be chased.

Then I discovered YouTube. And everything changed.

The Problem with Cold Calling

Cold calling is not broken. It works. But it is a terrible way to build a business if you want any semblance of work-life balance. You are calling strangers all day, getting hung up on, and spending hours on the phone for maybe one or two decent conversations. The conversion rate is brutal, and the rejection wears you down.

I realized I was spending 4-5 hours a day on the phone and hating every minute. That is not a business. That is a grind. And the clients I got from cold calling often did not trust me as much as they would have if they had found me through content, because there was no pre-existing relationship.

Why I Started Filming

I started filming videos about Orange Beach, Gulf Shores, and Baldwin County because I wanted to give people honest information about what it is really like to live here. Not the tourism brochure version. Not the real estate agent version. The real version.

I walked through neighborhoods, showed condo buildings, talked about HOA fees, explained insurance costs, and answered the questions that families actually ask when they are considering a move. I was not trying to sell anything. I was just being helpful.

What Happened Next

The videos started getting views. First dozens, then hundreds, then thousands. People would watch 5, 10, 15 of my videos before they ever reached out. By the time they called me, they already knew how I thought, what I knew about the area, and whether we were a good fit.

The conversations were different. Instead of "I need to convince this person to work with me," it was "I already trust this person, let me ask them to help me." That shift in the relationship changed everything about my business.

The Numbers

Today, YouTube is my number one lead source. Not paid ads. Not Zillow. Not open houses. YouTube. Hundreds of my clients found me through a video, watched multiple videos, and then reached out. The close rate on YouTube leads is dramatically higher than cold calling leads because the trust is already there.
